Preconstruction Phases: A Step-by-Step Guide
Investing in preconstruction condos offers buyers the opportunity to secure a valuable asset with a relatively small upfront investment (typically 10-20%) while benefiting from property appreciation over time without incurring carrying costs like interest or taxes. Each preconstruction condo project follows four key phases:
Phase 1: Reservation
During this initial phase, developers offer units at the lowest prices of the entire project timeline, often below market value. Buyers can reserve their desired unit with a deposit of 10-20% of the unit's value through a "reservation agreement." This deposit is fully refundable, making it a low-risk way to secure a unit while developers gauge demand and secure financing from lenders.
Phase 2: Contract
Once the developer reaches the required number of reservations, they transition to creating "hard contracts." These contracts include detailed legal and technical specifications of the project, such as condominium documents. This phase typically occurs 1-3 months after signing the reservation agreement.
Phase 3: Construction
When construction begins (commonly referred to as "breaking ground"), buyers are required to make a second deposit of 10-20%. Construction usually takes 18 months to 2 years. Additional payments may be required as construction progresses, such as when the building reaches the buyer's floor level or when the roof is completed.
Phase 4: Closing
Once the development is completed (typically 18-24 months later), buyers finalize the transaction by "closing" on the unit. At this stage, the remaining balance (usually 50%) is due, which can be financed through a mortgage or paid in cash. Buyers are also responsible for closing costs and other expenses associated with Florida real estate transactions.
